Karen Daulton Lange, P.E. brings a wealth of professional land development and planning commission experience to LandPath, Inc. clients seeking land evaluation consulting services. Her vital government and developer experience make her an asset to LandPath, Inc. clients because she has extensive project analysis and engineering experience from each stakeholder position. Karen’s experience and contacts are an invaluable resource for banks and investors looking to negotiate the challenging terrain of getting the most value from REO and other land investments, or evaluating land acquisitions.

As Vice President of Kennedy Land Development, Karen contracted over 1000 acres, entitled the land and sold it for over $80 million in less than ten years. On the municipal side, Karen has been: 1) serving as Chair of the Village of Lake Barrington’s Planning Commission since 2004; 2) Village Engineer for Northfield, IL since 2009, and 3) worked nine years as the Deputy Director of Engineering for the Village of Arlington Heights, IL.

A land development engineer by training, Karen consistently excels in comprehensive aspects of land acquisitions and entitlements for all her clients. She is noted for excellence in:

  • Market identification
  • Site research and value determination
  • Contract negotiation
  • Pro-forma and budget preparation
  • Feasibility analyses
  • Establishing policy and procedures
  • Zoning, annexation and platting
  • Selling entitled property
  • Public hearing presentations
  • Government relations

Highly adept at envisioning land development potential, Karen says, “I enjoy taking a raw piece of land and imagining the possibilities. I then work with local government in the planning, approving and developing processes. It’s very gratifying to see the results of a creative land development concept come to successful fruition.”
